The many two-, three-, and six-flat apartment buildings like our six-flat
here in Chicago (really a double three-flat) have nearly flat but gently
sloping roofs. We've had terrible problems with leakage in our top-floor
apartment, confined to one end (where they constructed an enclosed room
rather than a balcony). But so far this winter, no such leakage. Either
they did some work on it and didn't tell us somehow, or conditions so far
have been better than previously (no ice dams yet). When they rebuilt the
back stairway and the enclosed rooms a couple of years ago, they roofed
over a roof-access hatch that would have made it possible to go up and rake
snow off (unless the hatch were frozen shut) or throw some nylons filled
with ice melter to create drainage channels in an ice dam.
