At least in Massachusetts, religious organizations don't have to pay any 
attention to zoning. They can (legally at least) build anything they want 
anywhere they want. I would presume Illinois would be the same. So, if the 
Benedictines own it, it can be anywhere. OTOH, if you own it, there may be 
problems with zoning - especially in the suburbs.

No lawyer would agree to a 50-50 ownership deal with such a group. Either 
you
own it or they own it.

And Elgin is probably the last place that the taxing authorities would put 
up
with such a deal to boot.

I he's so hung up on living in community, why doesn’t he just go and do so? 
You
could visit frequently, of course. Or isn’t he THAT interested in the
Benedictine life/
